This year Toronto finds itself in a heat wave of record temperatures and a Housing heat wave as well.

Toronto detached Homes for sale are in short supply driving average prices higher.

Low-rise Homes are few and far between with the backbone of new Toronto Home building non other than the ubiquitous Condo.

In the Greater Toronto Area 66 per cent of all Homes sold were low-rise and 34 per cent were Condos.

Detached resale Homes grew at 12 per cent with Condos following at 5 per cent.

  • Toronto Semi-Detached Home $855,881 up 19.5%
  • Toronto Townhouse $584,693 up 9.0%

Toronto Downtown Condos increased once again in average price during July 2016

There were 1,882 Condo sales in the Toronto 416 area increasing by 9.2% year-over-year and the average price of these Toronto Condos increased 8.2% to $427,074.

The average Toronto and Area Home price for all Home types was $709,825 up 16.6% compared to July of  last year.

The difference in the Toronto 416 area for a Toronto Detached Home and a Toronto Condo average price was $775,679.

Toronto, Montreal and Vancouver, the three largest metropolitan areas are more affordable than 15 major cities in Europe, North America and the Asia-Pacific regions.

In comparison a 970 square foot Condo in Beijing or Hong Kong will cost 34.7 times the city's average income compared to Vancouver, the least affordable Canadian city at 11.3 times average income.

In these comparisons, this comparison only looks at Downtown Condo prices, however the Condo segment of the Toronto and Vancouver Housing market have recorded the biggest rise in average prices over the last few years.

Continued Low Interest Rates To Fuel Toronto Housing Prices Higher.

According to LePage two of Canada's big and expensive cities will see strong price appreciation this year.

Toronto and Vancouver Home markets will increase due to strong economies as well.

In the second quarter of this year Toronto Home prices rose 10.2 per cent for an average price of $656,365.

Compared to Vancouver's Home price increase of 24.6 percent year over year, Toronto Home prices were not as high.

There were 2,82 Condo sales in the Toronto 416 area increasing 15% year-over-year and the average price of these Toronto Condos increased 6.9% to $448,002

The average Toronto and Area Home price for all Home types was $746,546 up 16.8% compared to June last year.

The difference in the Toronto 416 area for a Toronto Detached Home and a Toronto Condo average price was $811,484.
